  1. Ahad Residences Booking Terms & Conditions

These Terms and Conditions are entered into by and between you and Ahad Real Estate Development LLC (“Seller”) and govern your time-limited booking of an under construction residential unit listed for purchase in the development known as Ahad Residences located on Plot No. 186, Business Bay, Dubai, UAE (“Property”).

By accepting and completing the booking registration process and paying the non-refundable booking fee of AED ____________________ (“Booking Fee”) , you accept and agree to be bound and abide by these Terms and Conditions.

In consideration of the Booking Fee, the Seller agrees to reserve the Property (or a unit of equivalent specification in the development) for you for a period of five (5) business days from the date of receipt of the Booking Fee in cleared funds.

If you fail to enter into a Reservation Form and pay the Reservation Deposit and Registration Fees (as defined under the Reservation Form) for the Property within the Booking Period, then the reservation of the Property in your name will immediately extinguish and lapse, the Booking Fee shall be forfeited, and the Seller will be free to sell the Property to any third party.

The Seller reserves the right to cancel your reservation of the Property at any time prior to signing of the Reservation Form, whereupon the Seller shall refund the Booking Fee in full to you. In all other circumstances, the Booking Fee shall be non-refundable.

The Property specifications, drawings and plans are subject to change by the Seller at any time prior to you delivering a signed Sale and Purchase Agreement to the Seller.

The booking is personal to you and is not transferable to any third party without the consent of the Seller.

If you are an agent booking on the behalf of the owner, you bear full responsibility of reading and accepting these terms and conditions with the buyers approval.

If requested by the Seller, you agree to provide a copy of your passport (or other identification documentation) in order to comply with applicable anti-money laundering obligations. If you do not provide complete and accurate information and/or documents in response to such a request, the Seller may cancel your reservation of the Property.

These Terms and Conditions shall be governed by and construed with the Laws of the Emirate of Dubai and the applicable Federal Laws of the UAE and subject to the exclusive jurisdiction of the Courts of the Emirate of Dubai.
